About the Role:

The Manager, Real Estate will strategically grow restaurant count and restaurant financial strength through profitable restaurant development.  The Manager, Real Estate (working closely with the Field Operations & Franchising team) will be responsible for new site identification & approvals, new store openings and relocations in their assigned territory.   The Manager, Real Estate will also play a key role in driving new store growth for our Single & Multi Unit Franchisees. 

Responsibilities include but are not limited to:

  • Leading point of contact for development of new locations and relocations for Subway in assigned territory. 
  • Build strong relationships with Single Unit and Multi Unit Operator Franchisees who are qualified to grow to influence and support their & Subway’s development goals.
  • Work closely with Field Operations team to develop strategic development plans for assigned territory to drive aggressive restaurant development.
  • Perform market research utilizing existing tools, site visits, and other in market analysis to review and present real estate opportunities to leadership for new site approval.  
  • Report and lead net new store growth tracking with responsibility for new site identification, real estate business term negotiation, new store opening and closing store process in assigned territory.
  • Provide accurate tracking, reporting, forecasting and risk assessment of new store pipeline and relocations within territory.
  • Establish deep relationships with relevant landlords, brokers, and landowners in assigned region.
  • Deliver executive level content for Site Approval Packages to gain alignment for proposed new restaurants during Monthly Development Review meetings.
  • Provide fact based Annual Operating Plan input for new stores/relocations working with Canadian Leadership Team, Franchising and Field Operations team.
  • Organize market tours utilizing market planning resources for various parties (including Field Operations team and Canadian Leadership Team).  
  • Provide necessary direction and support to Franchising, Construction and Field Operations team in area of zoning, variances and other technical real estate development issues for new store and relocation opportunities identified in assigned region.
  • Represent Subway in industry settings such as local/regional/national events (including ICSC).

Qualifications:

  • Bachelor’s degree in real estate, Business, or related field preferred.
  • 3-5 years Real Estate experience required, preferably within a retail setting.
  • Prior operations experience is a plus.  
  • Bilingual in French and English required.
  • A strong knowledge of Market Planning, Real Estate site selection, Franchising, and lease negotiation.
  • Demonstrate strong ability to negotiate, conduct financial analysis, legal reviews etc. 
  • Strong knowledge of Strategic Planning, Sales Analysis, Consumer Insights and Brand.
  • Must have a positive attitude, be a team player, be self-motivating, and have excellent time management and communication skills, good relationship building skills, flexible and detail oriented. 
  • Strong sense of urgency, ownership and pride in work and the Company brand.
  • Ability to work with a diverse group of people in a cross functional manner. 
  • Sitewise, Zeuss, Customer Relationship Management (CRM), Tango and other platforms are required. 
  • Travel Requirement: 15-20%

Actual pay is determined based on a number of job-related factors including skills, education, training, credentials, qualifications, scope and complexity of role responsibilities, geographic location, performance, and working conditions.
