Job Purpose:
The Senior Associate, Asset Management (Equity) will play a critical role in maximizing the performance and value of Trez Capita’s equity investments. This position focuses on detailed cash flow modeling, performance analysis, and asset reporting, as well as strategic collaboration with operating partners. The role will support the entire investment lifecycle, from development to disposition, providing essential insights to optimize returns and manage risk. 

Primary Accountabilities:
•    Build, update and manage complex asset management models to assess investment value and risk, conducting comprehensive asset-based cash flow analysis and scenario planning. 
•    Maintain and refine performance models, re-forecast cash flows and provide updated valuations to support ongoing asset and partner performance evaluation.
•    Oversee the analysis of partners’ financial reports to ensure projects remain on budget, identifying opportunities for value creation and mitigation of risks.
•    Conduct sensitivity analysis to evaluate different asset management strategies, including debt financing, development, and value-added initiatives, optimizing investment outcomes.
•    Collaborate with internal teams to enhance reporting systems and develop dynamic dashboards for comprehensive performance monitoring.
•    Prepare and contribute to internal asset management and investor reports, ensuring delivery of clear, actionable insights.
•    Assist in due diligence of real estate assets, operating partners, and market conditions, helping to identify new opportunities.
•    Conduct market research and provide economic insights to support investment decisions and long-term strategies.
•    Provide support in developing and executing exit strategies, helping to maximize asset value while managing potential risks.

Qualifications and Experience:
•    Minimum of five (5) years of experience in real estate finance, asset management, private equity, or a related field, preferably involving large-scale development projects or institutional investors.
•    Bachelor’s degree in real estate, finance, or a related discipline, with advanced qualifications (e.g. CFA, MBA) considered a plus.
•    Proven expertise in financial modelling, with advanced proficiency in Excel, and the ability to develop robust financial models that inform strategic decisions. 
•    Strong analytical, presentation and communication skills with the ability to translate complex financial data into actionable insights for stakeholders. 
•    Experience with real estate-specific software (e.g. Argus, MRI, RealPage) and familiarity with IFRS and GAAP accounting standards.
•    Excellent organizational and multitasking skills, with the ability to manage competing priorities in a fast-paced, deadline-driven environment.
•    Ability to work independently and collaboratively, mentoring junior team members and working closely with diverse teams.
•    Willingness to travel as required for site visits, partner meetings, and other business needs.
