Position Description: The Assistant Resident Manager team is required to live on-site and work full-time, this includes every other weekend and on-call duties. The primary focus of this role is to maintain a high standard of care for the property. Responsibilities include, but are not limited to, exceptional customer service, general cleaning, and minor maintenance repairs.
Responsibilities:
Customer Service
- Greet and interact with residents in a friendly and professional manner
- Promote a welcoming atmosphere
- Demonstrate excellent customer service and a "can-do" attitude
- Attend to resident concerns and service requests within 24 hours
- Follow up with residents to ensure a high level of customer satisfaction
- Handle office administrative tasks, such as processing online applications, creating notices, managing lease renewals, and other duties related to support daily operations
- Organize, promote and execute resident events (i.e. holiday parties & summer barbeques)
General Cleaning
- Maintain cleanliness of all common areas including foyers, amenity rooms, underground parking garage, locker rooms, patios, and rooftops
- Knowledge and safe handling of cleaning chemicals
- Perform thorough cleaning of vacant units, including appliances, floors, walls, windows, kitchens, washrooms, and balconies, ensuring they are move-in ready
- Dust fire hose cabinets, bells and elevator tracks to minimize excess debris
- Monitor and clean of garbage chutes, garbage and recycling rooms
- Collection of garbage and recycling bins in coordination with the city waste schedule
- Knowledge and understanding of the safe handling of cleaning materials (WHMIS)
- Conduct yard maintenance, including picking up loose garbage around the exterior of the property, removing snow and ice, salting entrances, walkways, and rooftop access
Property Maintenance
- Assist residents how to complete maintenance requests through the proper channels
- Daily walkthroughs of each floor, stairwell, and common areas fixing minor deficiencies
- Report serious deficiencies related to curb appeal or safety hazards to the direct supervisor for further action
- Assist the supervisor in HVAC monitoring, troubleshooting minor electrical, plumbing, boiler & chiller maintenance
- Assist the supervisor with scheduling and overseeing repair activities of tradesmen and contractors as required
Fire Safety
- Knowledge of fire and life safety response systems (fire alarms and detection systems)
- Assist in emergency procedures
Qualifications
- Previous or similar professional cleaning experience held
- Display a professional/presentable appearance
- Basic computer and keyboarding skills
- Ability to perform minor repairs and an aptitude for mechanical systems
- Must be able to lift up to 50lbs, items could include garbage bins, furniture, appliances or while performing snow removal duties, sometimes for extended periods of time
- Good written and verbal communication skills
