Canderel - Development Director, Strathearn Heights Project

Summary: 

We are seeking a dynamic Development Director to lead our residential projects in Edmonton. Initially, the focus will be on one project, with more phases expected soon. By joining us, you will help create inclusive spaces where everyone feels valued.

As Development Director, you will oversee the first phase of the redevelopment of Strathearn Heights, one of the largest transit-oriented infill development parcels in Western Canada. This role demands strong autonomy, leadership, and strategic thinking. The partnership intends to commence construction in summer 2025.

Responsibilities: 

Project Management:

• Lead and manage all phases of residential real estate development projects, including site refinement, due diligence, entitlements, design, construction, and delivery with a meticulous attention to detail.
• Ensure projects are delivered on time, within budget, and in compliance with local regulations and company standards.
• Act as the project champion in all aspects of day-to-day execution of the development.

Team Leadership:

• Collaborate with cross-functional teams, including architects, engineers, contractors, and consultants, to achieve project goals.

Financial Management:

• Develop overall project budgets and manage day to day tracking to ensure financial objectives are met.
• Optimize project profitability through cost-saving strategies and value engineering.

Stakeholder Relations:

• Cultivate and maintain strong relationships with key stakeholders, including government agencies, community groups, and other industry partners.
• Represent the ownership co-venture in public meetings, hearings, and other forums as required.
• Work closely with the balance of the national Canderel team to ensure company standards are adhered to.

Risk Management:

• Proactively identify and mitigate project risks through effective planning and problem-solving.
• Stay informed about industry trends, market conditions, and regulatory changes that may impact projects.

Qualifications & Competencies: 

• Bachelor's degree in Real Estate, Business, Urban Planning, Architecture, Engineering or a related field.
• Minimum of 7 years of progressive experience in residential real estate development.
• Proven track record of successfully managing and delivering multi-family development projects.
• Experience managing developments under deadlines that required the organizing of multiple tasks and objectives in an autonomous fashion.
• Strong understanding of Edmonton’s zoning, land use regulations, and development processes.
• Excellent understanding of construction and best practices.
• Excellent leadership, communication, and negotiation skills.
• Financial acumen with the ability to analyze and manage project budgets effectively.
• Strong local experience, and established relationships within Edmonton’s development community
• Previous employment experience with a construction firm considered an asset
