Resident Building Manager

PROFILE SUMMARY
Wesgroup is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, driven and experienced Resident Building Manager to join our team.
The Resident Building Manager will manage and aid in the lease-up and move-ins for a brand new 423-unit concrete building in New Westminster, BC. You will be part of an on-site management team, whose schedules will provide daily on-site coverage for the building. You will be responsible for overseeing the daily operations of a large rental building and will report to the Property Manager. This is a full-time, live-in position for an experienced individual with strong management, customer service, and maintenance skills. Occupancy of the new rental building is anticipated to take place in early Spring 2025.
KEY ACCOUNTABILITIES
- Property Management:
- Ensure the property is maintained to a high standard, including common areas, landscaping, and building systems.
- Supervise contractors and vendors for maintenance and repairs.
- Conduct routine inspections of the property to identify and address issues proactively.
- Perform minor repairs and maintenance tasks as needed.
- Coordinate and oversee larger repairs with external contractors.
- Ensure compliance with safety and building codes.
- Tenant Relations:
- Respond promptly to tenant inquiries, complaints, and maintenance requests.
- Manage tenant move-ins and move-outs, including walkthroughs and documentation.
- Enforce lease terms and house rules with professionalism and consistency.
- Leasing & Administration:
- Own the leasing process, including showing units, screening tenants, and processing applications.
- Collect rent and manage accounts receivable.
- Maintain accurate records of all property operations, tenant interactions, and financial transactions.
- Create purchase orders, complete work orders, and service tickets from online portal.
- Emergency Response:
- Act as the primary on-site point of contact for emergencies, such as plumbing, electrical, or security issues.
- Implement emergency response protocols for the building.
- Full Coverage Schedule:
- Work as a team to maintain a coordinated alternating schedule that ensures full coverage of the building 7 days a week.
- Alternate shifts to handle daily operations, tenant requests, and emergencies effectively, providing seamless service and support.
QUALIFICATIONS, KNOWLEDGE & EXPERIENCE
- Minimum of 2 years of related experience.
- Strong communication, interpersonal, organizational, and computer skills.
- Proven property management experience (large rental building preferred).
- Strong knowledge of Residential Tenancy Act.
- Ability to respect confidentiality of information.
- Familiar with Salto fob system and programming.
- Knowledge and experience of enforcing building maintenance and safety codes.
- Be physically able to carry out all necessary duties. All candidates must be physically able, at minimum, to paint and clean, including bending, stooping, kneeling, pushing, pulling and lifting up to 50lbs.
- Must be a Resident of Canada or possess the appropriate documentation to legally work in Canada. All documentation must be current.
- Ability to work a varied schedule including evenings and weekends.
- Experience in working with Yardi and Yuhu is a plus.
- Ability to work independently and in a team environment where mutual support is essential.
- A valid driver’s license and access to a vehicle are preferred.
EXPECTED COMPENSATION
- Annual Base Salary: The expected salary range for this role is $58,000 - $68,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
