Strategic Group has an exciting opportunity for a Development Manager.

The Development Team is expected to grow in the next few years with an anticipated volume of construction at any one-time of 1000 residential units. This allows for advancement for team members looking for new challenges. The business strategy involves quick decision making and removing the bureaucracy so team members can focus on managing their jobs rather than writing long reports and waiting for approvals.
Supporting the Vice President of Development and working with the Strategic Group team, the Development Manager will be responsible for executing the development of our projects through design, construction, and commissioning. Your goal is to utilize your creative and entrepreneurial approach to be part of a growing development team. You want to share your ideas to push for innovation. You desire to lead the development of development/construction plans and budgets for the execution of the Strategic Plan.

Project Management & Leadership
- Focus and lead consultant and construction teams to ensure the success of projects.
- Create strong internal relationships to succeed in leading projects from concept to completion.
- Manage Request for Proposals (RFP) to ensure the best delivery and requirements are obtained. (Assisted by the Coordinator Role)
- Monitor and report on project job costs to ensure success of projects.
- Support construction schedules while monitoring status against deadlines.
- Complete any administrative type tasks that are required within the role.
Development & Construction Oversight
- Skills in multi-family residential developments. (Building conversion experience considered a valued asset).
- Monitor construction schedule progress against established deadlines.
- Attend construction sites regularly throughout the development process.
- Research and recommend unconventional and creative designs and construction strategies.
- Deliver projects while reducing capital and operating costs to improve revenue streams.
- Generate deficiency list for all completed suite/projects for final completion.
- Prepare correspondence: charge back letters, authorization letters, commencement and completion announcements, possession reports, internal memos and letters, etc.
Contract & Financial Management
- Negotiate and finalize contracts while managing revisions and scope changes.
- Process, update, and track budgets throughout the development process.
- Ensure new and existing contracts for services are ready, in position and current.
- Monitor invoicing, payment status, and invoice inquiries.
External Stakeholder Relations
- Optimize external relationships including, architectural, engineering and city planners and engineers.
- Assist in permit applications, design presentations, and grant applications as required.
Qualifications:
- At least 5 years of experience in real estate development or equivalent.
- Have a strong working knowledge of Microsoft Excel, Word, and PowerPoint.
- Having PMP training is considered a strong asset.
- Knowledge of building drawings & systems (architectural, structural, electrical, plumbing, sprinkler, HVAC) considered an asset.
- Knowledge of building construction, processes, and budgeting considered an asset.
- Experience tracking multiple projects.
- Ability to visit construction sites on a regular basis.
- Extremely strong communication & organization skills.
