The Construction and Design division of Northland Properties Corporation is seeking a Construction Estimator to support our expanding Hotel, Restaurant and Resorts brands.

Reporting directly to the Project Controls Manager, the Construction Estimator works closely with Project Managers, the Owner, Architects, Engineers, and other stakeholders to resolve any issues or discrepancies that may arise during the estimating process. As a Construction Estimator you will be responsible for accurately estimating the costs of construction projects, including materials, labor, and equipment. Your key duties will include:

  • Analyze project plans and specifications to determine the scope of work and materials required for project estimates.
  • Participate in pre-construction processes and project kick off meetings.
  • Identify and advise on major changes in scope of work during the design development phase;
  • Provide feedback on drawings, rates of placement, clashes and constructability issues of the project documents.
  • Review design options and recommend best solution based on cost, engineering quality or availability of materials.
  • Provide varying Classes of estimates depending on the stage of the project documents.
  • Prepare detailed cost estimates for all labor, materials, and equipment.
  • Evaluate and recommend allowances for indirect costs, design unknowns, escalation and contingency.
  • Establish unit costs, labour rates, productivity factors and location impacts
  • Perform detailed material and furniture take offs and provide quantities to the procurement department for the solicitation of vendor pricing.
  • Prepare materials and equipment cost estimations necessary to successfully carry out a construction project according to plans and specifications.
  • Review and incorporate historical data from previous projects into unit and man-hour figures;
  • Research and gather data on material and labor costs, market conditions, and other factors that may impact project costs.
  • Set up and maintain a cost database including creation of base model budgets, elevations and assemblies.
  • Perform quantity take-offs that can be used to procure materials for the sites.  
  • Collaborate with Project Managers, Engineers, and Architects to understand project requirements and develop accurate estimates.
  • Create and manage Risk Register during Pre-Construction.
  • Review and provide comments on the project schedule.
  • Maintain files of working documents as back-up for estimate figures, including current/accurate information on prices from suppliers;
  • Present cost estimates to upper management and provide explanations for cost variations and recommendations for cost-saving measures.
  • Support project teams by conducting take offs or providing estimates for changes during construction.
  • Maintain accurate and up-to-date records of project estimates, budgets, and cost data.
  • Monitor and track actual project costs and compare them to estimated costs, identifying, and explaining any discrepancies.
  • Participate and support the development of RFP’s for 3rd party contracts
  • Manage the handover process from Pre-Construction to the Project Team.
  • Attend project closeout meeting with the C&D Team to discuss positive and negative aspects of the project.
  • Provide budget variance analysis at the project closeout meeting. Apply lessons learned from close out meetings to the current estimates.
  • Complies with and improves estimating process procedure and consistency.
  • Protects all forms of proprietary information.
  • Maintains Estimating data systems to ensure they are kept up to date.
  • Support the growth and development of company culture and professionally represent Northland Properties.

 

What are we looking for?

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent work experience.
  • 3+ years of experience in estimating commercial construction projects of various sizes and complexities.
  • Strong understanding of construction methods and materials.
  • Excellent analytical, mathematical, and problem-solving skills.
  • Good communication, negotiation, and presentation skills.
  • Proficient in using various software tools and applications for estimating, such as Planswift, OST, Microsoft Excel, Word, Project, AutoCAD, Revit, Timberline, etc.
  • Proficient with reading construction drawings.
  • Proficient with construction detailed take offs.
  • Ability to work independently and as part of a team.
  • Comfortable working under pressure and meeting tight deadlines.
  • Detail-oriented, organized, and reliable.
  • Willingness to travel to different project sites as needed.
