Purpose of the Role
LifeLabs will have facilities that are safe and compliant for all internal and external stakeholders. LifeLabs sites run at optimal efficiency in support of asset integrity, value, and lifecycle.
Your responsibilities will include:
- Assist with the 60% & 90% drawing reviews of large-scale projects to ensure accuracy of drawings, and reduce interference of equipment/systems & people
- Participate in construction site meetings during execution phase and ensure that the contractor leads site meetings, including the taking of minutes and the distribution of minutes to all applicable stakeholders
- Assist with the oversight of the general contractor, and consultants to ensure ongoing progress of the project and completed execution of the construction contract documents
- Review and oversee third party vendor contracts ensuring adherence to contract documents and pre-established KPIs (Janitorial, mechanical, electrical, handyman services, security, etc.)
- Assist Manager of Facilities with screening of potential vendors
- Solicit quotes and assign tasks to vendors to meet operational needs
- Oversee relationships with service providers and contractors, including those responsible for janitorial services, exterior maintenance and other third-party services necessary for maintaining building cleanliness
- Partner with third party Facility Services and PSC teams on maintenance related issues and escalations ensuring timely service delivery and cost control
- Independently or as part of multi-disciplinary planning teams, participates in the reviews and analyses of facilities planning and building conditions studies; analyzes the impact of current and proposed projects on existing facilities and trends and issues which impact capital investments and the delivery of its facilities program
- Conduct inspections of facilities and equipment for needed services and repairs
- Prepare analysis for short term and long-term building repairs to support critical and non-critical building infrastructure life cycle
- Participate in the development and implementation of preventative maintenance programs to prolong the lifespan of assets and reduce unexpected equipment failures
- Responds to routine and on-demand service requests and performs preventative and corrective maintenance
- Assist in managing day-to-day facilities operations, including maintenance, security and vendor management to ensure a safe and functional work environment
- First point of contact for end user resolving facility maintenance issues
What you bring to the role:
- Minimum 5 years of technical and mechanical building operations experience
- Ability to lift, push, pull and carry up to approximately 50lbs
- Climb ladders including navigating roof access points
- Ability to stand and walk for long periods
- Extensive knowledge and experience operating HVAC equipment, plumbing, electrical, BAS, and Life Safety Systems in an industrial environment
- Ability to read blueprints/AutoCAD
- Advanced skills with using AutoCAD or Revit
- Knowledge of Microsoft applications
- Experience reading and interpreting contracts and interacting with landlord representatives as required to support PSCs and Regional Labs
- Requirement to be on-call on rotation
- Ability to drive with Class G license and clean abstract
- Building Operator Certification or equivalent through an accredited institution required or
- Building Systems Maintenance Certificate or equivalent or
- Systems Maintenance Technician designation or equivalent
- Provincial trade license certificate of qualification in Commercial HVAC systems, or Licensed Millwright is an asset
- Completion of an apprenticeship program or ticketed Millwright an asset
- Working at Heights certification is an asset (will be required to obtain within the first 3 months of hire)
