Manager, Land Acquisition
Your Impact at Empire
The Manager, Land Acquisition will be primarily responsible for managing and supporting the acquisition process of potential low rise development sites to be acquired for the Empire Land Development team. You will assist in managing the entire lot and land acquisitions process, for potential and ongoing land development sites through research, report writing, market and financial analysis and due diligence.
This role is located at our Empire Canada Head Office in Vaughan, ON.
What We Are Looking For:
- At least 3-5 years of homebuilding industry experience in Land Acquisition or Development
- Post-secondary education in Economics, Business Administration, Real Estate or Planning
- Solid understanding of the housing market and associated trends and market analysis
- Advanced Excel and financial modelling skills
Bonus If You Have These Skills:
- Strong negotiation skills with the ability to prepare, interpret and present financial and statistical market analysis
- Strong analytical and researching skills, as well as basic understanding of letters of intent and agreements of purchase and sale

What You’ll Be Doing Each Day
- Manage the underwriting process for land acquisition opportunities, including the preparation of specific competitive market analysis studies and preparing financial proformas to present to senior management for potential acquisitions
- Determine lot and land values in the specific submarkets by comparing like property sales by means of public records, developers, and other professional affiliates
- Support the due diligence process by completing the due diligence checklists required for investment committee applications and presentations
- Update and maintain the land pipeline reports, lot contract summary and cost analysis reports and associated exhibits
- Track and monitor significant land transactions within existing and potential market territories and review and interpret land zoning, land use ordinances and master plans
- Handle amendments and modifications to purchase and sale agreements and letters of intent
