Based in Montreal and reporting to the Finance Director, the Real Estate Accountant is responsible for producing financial information for property portfolios under construction and ensuring the proper application of the company's accounting and financial processes.
- Produce financial statements and other accounting reports for the designated property portfolios.
- Prepare variance/financial analyses for the designated property portfolios (based on inputs from property managers).
- Validate accounting entries related to the designated property portfolios.
- Validate accounting calculations (rent increases following the budget exercise, indexations, proportional rents, accrued calculations, standard adjustments for 13th invoice, calculations and adjustments related to concern periods (e.g. utilities), re-billing to tenants (including electricity charges related to meters), tenant improvement allowances, etc.) and approve underlying billing/payments.
- Prepare complex calculations for 13th invoice adjustments.
- Reconcile general ledger accounts under their responsibility and review reconciliations produced by the Real Estate Accounting Technician.
- Implement the month-end close and accounting closure process.
- Manage the accounting of prepaid rents/security deposits in collaboration with lease administrators.
- Participate in the process of validating lease data quality (from an accounting perspective).
- Validate newly added properties to the portfolio following their creation in the financial systems (in collaboration with the Financial Processes & Systems Analyst).
- Ensure the integrity, accuracy, and quality of financial and accounting data processed.
- Periodic reporting to the Chief Real Estate Accountant.
- Document management (naming conventions, document retention, file management, and organization of digital directories).
- Training and mentorship.
Qualifications:
- Hold a Bachelor's degree in accounting.
- Possess a minimum of five (5) years of experience in a similar role.
- Proficient in Microsoft Office Suite; good knowledge of Yardi and Sage 50 accounting systems (an asset).
