Based in Montreal and reporting to the Director of Residential Development, the Project Manager in Design (Multi-Residential) takes full responsibility for the projects assigned to them, including leading professionals, managing the budget, and ensuring deadlines are met.
- Take full responsibility for the projects assigned to them.
- Lead professionals to ensure the projects meet objectives (budget, schedule, design, quality).
- Ensure budgets and schedules are adhered to.
- Move projects forward.
- Supervise the construction team to ensure budgets and schedules are respected.
- Ensure the quality of the projects.
- Ensure the transition of completed projects to the operations department.
- Establish requirements and objectives for professionals and conduct a pre-selection.
- Request service proposals from professionals, analyze, and negotiate fees.
- Have selected mandates signed by the Vice-President of Construction.
- Establish geotechnical needs, request service proposals, and negotiate mandates.
- Determine the type of building structure to be used in consultation with the technical reviewer.
- Review budget estimates.
- Provide clear directives to professionals and ensure they adhere to the project's technical and budgetary guidelines.
- Have plans reviewed by the technical reviewer.
- Prepare the construction schedule.
- Oversee the project site and construction activities.
- Coordinate tenant needs (existing and/or new), validate budget impacts, and coordinate with leasing agents, tenants, and professionals.
- Ensure that procedures with authorities follow the established schedule.
- Ensure the smooth progress of the construction site with the construction team by conducting high-level overviews.
- Intervene on-site or with professionals for specific issues that need resolution.
- Inform the construction director about the progress and issues of the projects assigned.
- Conduct periodic site visits.
Qualifications:
- Hold a university degree in architecture or engineering, or a technical diploma in architecture.
- Possess a minimum of five (5) years of experience in a similar role (developer, property owner, contractor, etc.).
- Extensive knowledge of various construction systems.
