Great Gulf is seeking a talented and experienced Finance Manager to join our team in Toronto.

This position is a 1 year Contract

SUMMARY

The Manager of Finance is responsible for supporting all financial aspects related to the development of multi-family residential projects, including both condominiums and apartments. This role will focus on investment analysis, financial planning, and strategy execution to ensure that all projects align with Great Gulf’s strategic goals. The Manager will support the Financial Planning and Analysis team, providing guidance and oversight on financial modeling, due diligence, investment proposals, and cash flow management for the multi-family residential business units.

KEY RESPONSIBILITIES

• Assist in all strategic initiatives related to acquisitions, dispositions, and investments, ensuring opportunities are in line with Great Gulf’s overall strategic objectives.
• Work with the team to acquire due diligence information on investment opportunities, analyze information, and produce effective and concise analyses
• Produce investment memos and proposals for internal board approval and external use in capital raising (debt and/or equity).
• Capable of building robust and dynamic financial models for both development and operating investment opportunities
• Support corporate finance initiatives as required, collaborating with other teams to drive strategic financial goals.
• Support the FP&A group by providing leadership and guidance when the opportunity arises.
• Produce Ad hoc investment and financial analyses when required
• Collaborate with all departments to ensure accuracy and consistency in financial reporting and investment analyses.
• Uphold high confidentiality standards as a member of the Finance team, ensuring the integrity of sensitive financial information.

EDUCATION, EXPERIENCE, AND QUALIFICATIONS

• Proficient in advanced Excel, with strong capabilities in financial modeling and analysis; familiarity with Microsoft Word and PowerPoint is essential.
• Experience with Constellation Newstar System and Microsoft Business Central is advantageous.
• In-depth knowledge of finance and accounting principles as applied to real estate, specifically multi-family development.
• Strong work ethic, detail-oriented mindset, and a proven track record of accountability and ownership.
• Relevant professional designations such as CFA, CA, or MBA are preferred but not mandatory.
