About the Position:
Reporting to the Regional Property Manager, the Senior Resident Manager will play a key leadership role in overseeing day-to-day operations of assigned building(s), maintaining excellent standards of property upkeep, and ensuring superior resident satisfaction. This live-in position includes supervision of other on-site staff, effective coordination with contractors, and the management of building operations, maintenance, and administrative responsibilities.
The Senior Resident Manager will also serve as a key liaison between the residents and management, ensuring smooth operations and prompt resolution of issues while fostering a welcoming and inclusive community environment.
Key Functions and Responsibilities:
- Leadership and Supervision:
- Oversee and provide guidance to on-site staff, including assistant managers and custodial teams.
- Schedule and delegate work responsibilities effectively while ensuring high standards of execution.
- Support the onboarding and training of new team members.
- Operational Excellence:
- Perform daily inspections of the building(s) and surrounding grounds to ensure cleanliness, safety, and overall appearance.
- Troubleshoot, identify, and address maintenance issues efficiently, escalating when required.
- Conduct and coordinate minor repairs (plumbing, carpentry, HVAC, etc.).
- Resident Relations:
- Provide exceptional customer service to residents by addressing inquiries and complaints promptly and professionally.
- Assist with resident move-ins and move-outs, ensuring the timely preparation of suites.
- Show rental units to prospective tenants, maintain waitlists, and manage leasing paperwork in coordination with the property management team.
- Vendor and Contractor Management:
- Book, schedule, and oversee contractors for larger maintenance and repair projects.
- Ensure adherence to safety standards and regulatory compliance during contractor work.
- Administrative Duties:
- Prepare regular status updates and operational reports for the Regional Property Manager.
- Ensure compliance with fire safety regulations and life safety system protocols.
- Manage inventory and order supplies for building maintenance as needed.
- On-Call Responsibilities:
- Be available to respond to emergencies, including evenings and weekends, as part of an on-call rotation.
Required Skills and Abilities:
- Proven ability to troubleshoot and solve problems effectively.
- Strong leadership and team management skills.
- Excellent communication, organizational, and time-management skills.
- Superior cleaning and maintenance abilities, with attention to detail.
- Proficiency with PC skills (MS Office, email, text) and familiarity with property management software (e.g., YARDI) is an asset.
- Solid “do-it-yourself” skills, with experience in minor plumbing, carpentry, and HVAC repairs.
- Strong knowledge of Fire Safety Regulations, Life Safety Systems, and building operations.
- Ability to lift up to 15kg and perform physical tasks (e.g., climbing stairs, bending, pushing/pulling).
Education and Experience:
- High school graduate or G.E.D. certification (Post-secondary education is an asset).
- Proficient in both written and spoken English (a second language is an asset).
- Minimum of 3-7 years’ experience in property management, with at least 2 years in a senior or supervisory role preferred.
- Valid driver’s license and reliable access to transportation.
- A criminal record background check is required.
