Summary: 

As an Investments Intern at Canderel, you will execute GTA investment strategies and gain hands-on experience across various asset classes. You will be involved in market research, financial modeling, and reporting, working closely with stakeholders. This position suits a highly organized, detail-oriented individual with strong analytical skills. You will contribute to high-impact projects, helping shape investment decisions and maximize value. This internship offers a valuable opportunity to develop expertise and lay a solid foundation for your real estate investment career.

Responsibilities: 

As an Investments Intern, you will be actively involved in analyzing real estate opportunities and supporting the execution of strategic initiatives. Through research, financial modeling, and market analysis, you will contribute to key investment decisions. Your responsibilities will include:

  • Assist in the financial analysis and underwriting of real estate opportunities, including financial modeling and the preparation of development proformas.
  • Conduct market research and benchmarking to evaluate potential uses for future assets and assess comparable projects.
  • Support the due diligence process by reviewing data room contents, validating financial and operational information provided, and assisting in the preparation of investment recommendations.
  • Research zoning specifications, surrounding market conditions, and regulatory factors that impact development potential.
  • Aggregate and analyze market intelligence to help guide strategic investment decisions and asset positioning.
  • Assist in preparing investment memos, presentations, and reports for internal stakeholders and external partners.
  • Monitor and track the financial performance of existing assets, benchmarking against market data and identifying areas for optimization.
  • Analyze capital market trends, including interest rates, debt financing structures, and macroeconomic factors influencing real estate investments.
  • Conduct research on emerging asset classes, including life sciences, data centers, and automated parking, to explore potential investment opportunities.
  • Collaborate with internal teams to support investment strategy development, asset management, and financial analysis of existing holdings.

Qualifications & Competencies: 

  • Currently pursuing or recently completed a Bachelor’s or Master’s degree in Business, Finance, Real Estate, Economics, or a related field.
  • Strong business acumen with an interest in real estate investment.
  • Highly organized and detail-oriented, with the ability to synthesize complex information clearly.
  • Proficiency in Microsoft Excel, Word, and PowerPoint; experience with financial modeling or Argus is an asset.
  • Strong analytical and problem-solving skills, with a solid understanding of financial concepts.
  • Passion for real estate markets, investment strategies, and urban development trends.
  • Self-motivated, curious, and eager to take initiative in a fast-paced environment.
  • Ability to collaborate effectively across teams, working with internal stakeholders and external partners.
  • Strategic mindset and critical thinking skills, with the ability to interpret data and develop insights that inform decision-making.
