Maintenance Lead
Reporting To: Assistant Facility Manager
Core Purpose: Perform skilled technical work related to the service, maintenance and repair of building system components and installations, according to established policies and procedures. Responsible to lead the operation of the Building Automation System and HVAC system (including chillers, boilers, water pumps, water features, solar panels and geothermal exchange system) as well as the fire system. Respond to and resolve concerns from various departments throughout the facility, assign work to other maintenance technicians and report and escalate serious issues to the appropriate parties.
Scope of Duties & Responsibilities:
- Maintain, operate, monitor and repair HVAC and building systems equipment, included but not limited to chillers, boilers, water pumps, water features, solar panels, water treatment system and the geothermal exchange system
- Perform preventative and reactive maintenance tasks related to assigned equipment.
- Use Building Automatic System to control and operate equipment, making adjustments as required to improve efficiency
- Review and troubleshoot Building Automation System alarms
- Test, calibrate, measure and adjust control devices and environmental parameters such as temperature, humidity an air flow to ensure a comfortable and safe work environment for facility users
- Interpret specifications, schematics, drawings and manuals in order to conduct repairs and work in a planned and effective manner
- Complete and maintain records, logs and reports pertinent to work assignments and the service contract
- Perform work audits to ensure that the maintenance team is meeting safety and quality objectives
- Coordinate work permits and contractors while ensuring minimal disruption to facility users
- Monitor and maintain stock inventory of equipment, tools and critical spare parts
- Maintain and test fire alarm systems, maintain primary and secondary distribution systems and direct digital control systems
- Respond to elevator trouble calls and initiate service calls as required
- Respond to emergency situations, such as fire, elevator entrapment, etc
- Train, lead and support maintenance technicians in their work, escalating performance or other issues to the Facility Manager
- Perform all job functions in a safe manner and in accordance with all applicable legislation and best practices
- Communicate effectively with facility users, the client and all stakeholders to ensure that service delivery standards are met or exceeded
- Perform all other related tasks as assigned by the Facility Manager
Essential Requirements:
- 3-5 years of work experience in facility maintenance or operations and sound technical knowledge regarding HVAC equipment, Building Automation systems, electrical systems, and fire alarm systems.
- A diploma or degree in a related field, such as Building Technology, HVAC or Engineering.
- Knowledge of WHMIS, occupational hazards, safe work practices and applicable regulations, code and legislation
- Knowledge relating to geothermal exchange systems
- Proficiency operating Building Automation Systems, Computerized Maintenance Management Systems (CMMS), HVAC and fire systems
- Proficiency using Microsoft Office.
- The ability to remain on your feet for up to 8 hours per day and to lift items up to 50lbs.
- Able to work independently with minimal direction and able to respond to emergency situations.
