IMPORTANT INFORMATION:

This is a live-in position.  The cost of the apartment is in exchange for performing the major responsibilities and accountabilities of the position.  There is little to no monthly pay.  There may be approximately 2-3 hours for doing some duties i.e. weekend walk throughs at $17.25 per hour.

 

POSITION SYNOPSIS & PURPOSE:

 

Under the general direction of the Manager of Facilities, the part-time Building Attendant plays a key role in protecting and maintaining the Employer’s buildings and ensuring the safety and comfort of its tenants.  For many tenants, the part-time Building Attendant is the Employer’s most visible representative.  This position reports maintenance problems, monitors the fire alarm system, assists residents at move-ins and maintains general security in a controlled entry building.

 

 

MAJOR RESPONSIBILITIES & ACCOUNTABILITIES:

 

Building Maintenance and Security

  • Maintains general security, ensuring exit/entrance, utility room and laundry room doors are properly secured, unauthorized access to the building is restricted and reporting any suspicious activities.
  • Assists contractors/service personnel with access to units (with City of St. Thomas or tenant authorization).
  • Performs daily, weekly and monthly fire alarm and emergency lighting checks, as required.
  • As required, supports contracted janitorial services, by cleaning up broken glass and spills, picking up litter, putting out garbage bins, sweeping and mopping floors, vacuuming, disinfecting, sanding/salting sidewalks during icy conditions).
  • Provides minor landscape and site maintenance including minor repairs such as toilet plunging, drain clearing as directed by the Manager of Facilities or designate.
  • In the event of a fire, conducts a roll-call and contacts the fire department and Facilities staff as per the emergency response contact list.
  • In the event of a power failure causing a blackout, provides fire walks every 30 minutes.
  • Performs a variety of preventative maintenance duties to ensure emergency back-up systems function according to established standards performing duties such as testing systems and replacing batteries.
  • In the event that a smoke alarm is activated in a unit and the tenant(s) is/are not home, investigate if safe to do so.
  • Attends meetings and trainings as required.
  • Performs such other related duties, responsibilities and functions as may be assigned.

 

Documentation and Record-Keeping

  • Records incidents/occurrences/inspections in Building Attendants “Service/Incident Log Book.”
  • Records in Log Book, snow removal and landscaping contractors’ days on site and performance of same, e.g. good, did not arrive until late in date, did not salt as required, did not trim as required, etc.
  • Reports any known incidents/occurrences or maintenance problems to the office; completing formal “Incident Reports” if incident is related to injuries sustained by tenants (e.g. slips and falls on ice), contractors or others as a result of on-site work, etc.

 

Customer Service and Communication

  • Be the first point of contact for tenants to address maintenance issues.
  • Provides communication notices and awareness to tenants on behalf of Property Management regarding tenant and/or property disruptions, issues or concerns. 
  • Is present and supports other Facilities staff with tenant evictions.
  • Shows vacant units to potential tenants, as directed by office.
  • Delivers notices issued by the City of St. Thomas to residents.
  • Endeavors to facilitate open communication between tenants and the Housing Program Coordinators as required.
  • Strives toward providing a high level of customer service to tenants.
  • Provides courteous, efficient service in a timely manner.
  • Maintains confidentiality and professional boundaries.

 

Note: The duties and responsibilities outlined above are representative but not all-inclusive.

All activities are expected to be performed in a safe manner in accordance with the Occupational Health and Safety Act and its Regulations along with Corporate Safety policies, procedures and programs.  In addition, all necessary personal protective equipment must be used and maintained in good condition. This position must be compliant with all provisions of the Occupational Health and Safety Act, related to "Duties of a Worker".

 

MINIMUM QUALIFICATIONS:

  • Previous maintenance and customer service experience of two (2) years, OR
  • An equivalent combination of education, training and experience, OR
  • Other qualifications determined to be reasonable and relevant to the work.

 

Knowledge/Skill/Ability

  • Excellent interpersonal, oral and written communication skills.
  • Must have physical capability to carry out duties of the position.
  • Ability to work with minimal supervision.
  • Ability to organize and prioritize work.
  • Ability to deal with others effectively.
  • Strong conflict resolution and problem-solving skills.
  • Understanding of basic emergency procedures such as fire alarms.
  • Knowledge of relevant legislation such as the Occupational Health & Safety Act and Regulations including WHMIS legislation.
  • Ability to understand and maintain professional boundaries.

 

Other

  • Satisfactory Police Criminal Record Check.

Hours of Work

  • Seven (7) days a week, 8am – 8pm available by phone to respond to situations that arise and also to complete daily tasks.
  • This position responds to resident enquiries and requests during business hours.
  • After the designated hours, responds to emergencies only.
